Who it suits
Buyers who want the city at their doorstep — museums, offices, restaurants — plus investors targeting the deepest rental demand in Berlin.

Mitte is Berlin compressed: Museum Island, Gendarmenmarkt, Hackescher Markt, government quarter and start-up offices within one district. It is the most international part of the city — and the one place where “location” needs no further argument.

Buying here

Mitte spans the widest price range in Berlin, roughly 7.000–12.000 €/sqm and beyond for new-build towers and trophy Altbau. The stock is heterogeneous: GDR-era Plattenbau sits a street away from restored 1900s ensembles and glass new-builds. That heterogeneity is the opportunity — careful building-by-building selection matters more here than anywhere else.

Ekaterina’s take

For investors, central Mitte offers the deepest and most resilient rental demand in the city — from diplomats to tech relocations. For living, I ask clients one question: do you want Berlin at your doorstep, or on your horizon? If it’s the former, nothing else will quite satisfy after Mitte.
