Mitte is Berlin compressed: Museum Island, Gendarmenmarkt, Hackescher Markt, government quarter and start-up offices within one district. It is the most international part of the city — and the one place where “location” needs no further argument.

Mitte spans the widest price range in Berlin, roughly 7.000–12.000 €/sqm and beyond for new-build towers and trophy Altbau. The stock is heterogeneous: GDR-era Plattenbau sits a street away from restored 1900s ensembles and glass new-builds. That heterogeneity is the opportunity — careful building-by-building selection matters more here than anywhere else.
