Can foreigners buy property in Berlin?
Yes — Germany places no restrictions on foreign buyers. You do not need citizenship, residency, or even a German bank account to own property here. The practical differences show up in financing: German banks apply stricter down-payment requirements to buyers without German residency or income.
Can I get a German mortgage as an expat?
Usually yes, if you live and work in Germany: banks typically finance 80–90% of the purchase price for residents with stable income. Non-residents should expect to bring 30–40% equity. Rates and terms vary significantly between lenders, so an independent mortgage broker comparison is worth it.
Do I need to speak German to buy property here?
No, but the purchase contract is notarized in German. If you don't speak German well, the notary will require a sworn interpreter at the signing, or a bilingual contract. I work in English, German, and Russian and guide you through every document so nothing is signed blind.
What is a share deal, and why are some properties sold that way?
In a share deal you buy the shares of the company that owns the property rather than the property itself. For larger assets it can be tax-efficient and allows discreet, off-market transactions — which is why investment buildings are often structured this way. It requires specialist legal and tax advice; we coordinate that as part of the purchase.
