Berlin district guide
Charlottenburg
The composed elegance of Berlin's old West
Charlottenburg is Berlin’s established address: Wilhelminian streets between Kurfürstendamm and the Lietzensee, stucco facades and high ceilings, Savignyplatz for dinner and the Schlosspark for Sunday walks. The housing stock is among the best in the city, and quality Altbau here still costs meaningfully less than its equivalent in Mitte.
Buying here
Good Altbau apartments range roughly 5.500–9.000 €/sqm, with premium addresses around the Lietzensee and the Ku’damm side streets above that. The catch: the best properties frequently trade off-market through networks rather than portals — patience and connections beat refresh-clicking here.
Ekaterina’s take
If your reference points are Paris’s 16th arrondissement or Kensington, Charlottenburg is that — at Berlin prices. I send clients here when they say “established, elegant, forever home” and steer them east when they say “energy, edge, growth story.”
