Buying in Berlin is a different game when you know where to look. Many of the best apartments never reach the portals — they move through networks, off-market mandates and quiet conversations. Fifteen years in this market means access to exactly those channels.

The engagement starts with your brief: budget, districts, light, layout, the life you want the home to hold. From there I shortlist only properties genuinely worth your time, arrange and accompany viewings, and give you an honest assessment of each — including the ones to walk away from.

Once you choose, I verify the documents (declaration of division, protocols of the owners’ association, land register, energy certificate), coordinate with the notary, negotiate the price and terms, and stay beside you through signing, payment and handover.

The fee is 1% of the purchase price. If you booked a 60-minute consultation first, that fee is credited in full — the consultation effectively becomes free.
